PNW TRANSACT TC SERVICES

  • Review all documents for full execution, including all dates, initials, and signatures 
  • Prepare and send seller disclosure package for completion 
  • Create and maintain a compliance file with brokerage requirements and file standards 
  • Coordinate professional photography, as needed 
  • Coordinate yard sign installation and removal 
  • Coordinate pre-listing inspections, as applicable 
  • Order Natural Hazard Disclosure (NHD) report (California) 
  • Pre-open escrow and initiate title order 
  • Order defensible space inspections, when required 
  • Order HOA documents and coordinate HOA inspections (HOIP), as applicable 
  • Enter listing into MLS, including uploading photos and disclosures 
  • Maintain and update MLS information throughout the lifecycle of the listing 
  • Remind agent to complete AVID (California) 
  • Maintain and manage disclosure file via Glide and/or Disclosures.io (DIO)


  • Review Purchase Agreement, Counter Offers, and Addendums to ensure all are fully executed with proper dates, initials, signatures, and broker information is completed. Make Agent aware of corrections needed.
  • Contact all parties and introduce our role in the transaction (Escrow, Lender, Selling Agent, and Seller).
  • Open Escrow & Send Contract to Lender (Buyer Transaction)
  • Verify Escrow has Received EMD
  • Remind agent to complete AVID (CA)
  • Ensure Seller disclosures are delivered within contract timelines
  • Ensure buyers return signed disclosures within contract timelines
  • Review Preliminary Title report, get agent approval & send copy to client
  • Homeowner's Insurance reminder (Buyer Transaction)
  • Send reminders regarding contingency removals, necessary extensions, final walk-thru, keys, codes, remotes, transfer of utility accounts, etc.
  • Ensure Escrow has information for any credits agreed to during the transaction, if necessary.
  • Order Home Warranty (Buyer Transaction)
  • Ensure Escrow receives Home Warranty Invoices and any other invoices for repairs.
  • Review Estimated Closing Statement; get agent approval & send copy to client
  • Maintain regular contact with all parties involved for status updates as well as items outstanding
  • Do final file audit one week before close
  • Send reminder that all lockboxes, signs, flyers are to be removed from property
  • Check the MLS to make sure the Listing Agent has changed the property to SOLD, and Selling Agent’s info is correct
  • Close out the file per any brokerage requirements 


  • Giving all paperwork in a timely manner

  • Good communication with PNW Transact
  • Notifying PNW Transact of any broker requirements
  • Contract Negotiation
  • Complete AVID
  • Review and Approve SPQ & TDS
  • Review and Approve Preliminary Title Report
  • Discussing Full Contingency Removal (Buyer Transactions)
  • Negotiate Repairs or any changes to the contract with client
  • Order all repair items and confirm completion of work
  • Review and Approve Estimated Closing Statement
