Spring Home Maintenance Checklist

Inside

• Test and change batteries in smoke and carbon monoxide detectors.
• Change filters in heating system and AC.
• Check around high efficiency furnaces to make sure condensate is draining/pumping.
• Drain tank type water heater to get rid of silt.
• Consider having a duct cleaning of the heating system.
• Consider having carpets professionally cleaned.
• Check in all cabinets with plumbing to see if there are leaks.
• Check around the base of the toilets for moisture or stains.
• Clean exhaust fan grills in bathrooms and above stove top.
• Re-caulk/grout showers and around shower doors.
• Consider getting chimney cleaned.

Crawlspace/Basement

• Inspect plumbing for leaks
• Replace any missing insulation.
• Install a moisture barrier if soil is wet. A pump if standing water is present.
• Test sump pumps and make sure they are operational.
• Evict pests (rodents, raccoons, bears, etc,)
• Open crawlspace vents!!!

Roof:

• Inspect for Damage.
• Clean out gutters.
• Remove pine needles and leaves from roof surface.
• Inspect for missing shingles, damage, or loose screws on metal roofs.
• Turn off heat tape. Test and repair if damaged.

Windows

• Remove snow shields.
• Install and inspect screens.
• Look for water stains on window sills.
• Clean outside and inside windows including tracks.
• Caulk and seal wood window frames.

Exterior

• Pest Control perimeter treatment for carpenter ants.
• Sweep/Power wash driveway.
• Crack and driveway sealing.
• Inspect deck for damage. Wash. Apply penetrating sealer/paint if dry.
• Wash exterior siding free of dirt and mold. Apply penetrating sealer/paint if dry.
• Remove cover from and clean Air Conditioning condenser unit.

Lawn and Garden

• Cut tied up trees loose.
• Remove snow stakes.
• De-winterize sprinkler system.
• Rake lawn free of needles and leaves.
• Aerate lawn.
• Fertilize lawn and scrubs.
